The investment that some people make into buying a house is often one of the most costly expenses of their lives. It just makes sense to go all out when purchasing a home because it's the one place where you'll spend so much of your time. Taking possession of the house means that it is now your responsibility to protect it. This is primarily done with a homeowner's insurance policy, but you may need to go a step further. Here are a couple of key reasons why you should also spring for a separate flood insurance policy as well.

You Never Know When A Flood Will Occur

If you're moving into a home which doesn't seem to be near a large body of water, you might think that flood insurance is unnecessary. When there are no oceans, lakes, or rivers in the vicinity it's easy to be lulled into a false sense of comfort.

However, you don't have to be situated close to the water in order to experience flooding. What if a pipe bursts in your home while you're away on vacation? It doesn't have to take a long time for the water to fill up your home and cause permanent damage to your floorboards and furniture. 

Also, there is always the threat of a torrential downpour. Weather can be very unpredictable, and if a violent rain sweeps through the area or there is a sudden onslaught of rain that won't let up for days, the flooding can happen without notice. You need to prepare for these risks by getting a flood insurance policy.

Some people who aren't very familiar with the logistics of home insurance may think that the policy will basically cover anything that happens in the home. Although it could seem like this is the case, you have to look at insurance protection from a different perspective.

Just like there are limits on how much the insurance agency will dish out for theft, burglary, or fire damage, there are also limits to the types of risks that can be covered at all. Flooding is usually one of the occurrences that falls outside of the listed coverage. Read through your homeowner's policy, and if flooding isn't listed as a covered risk, you're going to need outside coverage.
